1. Scope and Applicability‍

These Terms and Conditions govern all bookings, rentals, and services provided by Warehouse Hotel B.V., trading as Maison Glamsterdam and The Cave (hereafter 'the Property'). By confirming a reservation, the guest ('the Guest') acknowledges and agrees to these Terms and Conditions.

2. Booking and Payment

All reservations require 100% prepayment at the time of booking. Payments can be made via iDEAL, credit card, or bank transfer. Bookings are confirmed only after receipt of full payment and written confirmation from the Property.

3. Prices and Taxes

All rates are quoted excluding 12.5% city tax (toeristenbelasting) per person per night. Cleaning fees and optional extra services (e.g., stocked fridge, transfers, chef services) are charged separately.

4. Security Deposit

A refundable security deposit applies per booking: €1,800 for Maison Glamsterdam and €1,200 for The Cave. The deposit will be refunded within 48 hours after check-out, provided no damages or rule violations have occurred.

In case of damage, missing items, or excessive cleaning requirements, the repair or replacement costs will be deducted from the deposit. If the total exceeds the deposit amount, the Guest is required to pay the remaining balance within 7 days of receiving an invoice.

Dutch: Indien schade of extra kosten de borgsom overschrijden, is de huurder verplicht het verschil binnen 7 dagen te voldoen na ontvangst van de factuur.

5. Cancellations and Modifications

Cancellations more than 90 days before arrival are fully refundable. Between 60 and 90 days before arrival, 50% of the total booking amount will be refunded. Cancellations less than 60 days before arrival are non-refundable.

Warehouse Hotel B.V. may, at its discretion, offer a partial refund if the same dates are successfully rebooked, but this is not a right of the Guest.

6. Check-in and Check-out

Check-in is from 15:00 and check-out is until 11:00. Early check-in or late check-out may be possible upon request and subject to availability.

Guests will receive a personal welcome and tour. The Property operates keyless via a smart lock; a unique access code will be provided prior to arrival. This system ensures convenient access for groups and eliminates the risk of losing keys.

7. Maximum Occupancy

Maison Glamsterdam accommodates a maximum of 18 guests. The Cave accommodates a maximum of 12 guests. Exceeding these limits without written consent from Warehouse Hotel B.V. is not permitted and may result in immediate termination of the stay without refund.

Dutch: Het maximaal toegestane aantal gasten bedraagt 18 (Maison Glamsterdam) en 12 (The Cave). Overschrijding zonder toestemming kan leiden tot onmiddellijke beëindiging van het verblijf zonder restitutie.

8. Use of Property and Behaviour

The Property is rented exclusively to the registered Guest group. Subletting, parties open to the public, or unregistered overnight stays are strictly prohibited.

Noise restrictions apply after 23:00. The After-Party Room in Maison Glamsterdam is an exception where indoor use is allowed. Smoking and vaping are strictly prohibited inside the property and only permitted outside or on designated terraces. A €250 fine plus additional cleaning or damage costs may be charged for any violation.

Dutch: Roken of vapen is binnen niet toegestaan. Alleen buiten of op de terrassen mag worden gerookt of gevaped. Bij overtreding geldt een boete van €250 plus eventuele bijkomende kosten.

The Property reserves the right to terminate a stay immediately without refund if house rules are seriously violated or if the behaviour of Guests causes nuisance or damage.

9. Liability and Damages

Guests are fully responsible for any damage, loss, or excessive wear caused to the property, furniture, or equipment during their stay. The cost of repair or replacement will be deducted from the deposit. If damages exceed the deposit, the Guest must cover the full remaining costs within 7 days of invoice.

Warehouse Hotel B.V. is not liable for personal injury, loss, or theft of personal belongings, nor for disruptions in utilities (electricity, water, internet, heating) beyond its control.

Dutch: Warehouse Hotel B.V. is niet aansprakelijk voor schade, verlies of diefstal van persoonlijke eigendommen, noch voor onderbrekingen van nutsvoorzieningen buiten haar invloedssfeer. Gasten zijn aansprakelijk voor alle door hen veroorzaakte schade en vrijwaren Warehouse Hotel B.V. van aanspraken van derden.

10. Cleaning and Maintenance

A mandatory cleaning fee applies per stay: €375 for Maison Glamsterdam and €295 for The Cave. Guests are expected to leave the property in reasonable condition. Excessive cleaning or damage may result in additional charges.

11. Photo, Video and Commercial Use

Photo or video shoots, brand activations, or other commercial activities are only allowed with prior written permission from Warehouse Hotel B.V. Unauthorized commercial use of the Property may result in additional charges or legal action.

Dutch: Foto- of videoproducties en commerciële evenementen zijn uitsluitend toegestaan na schriftelijke goedkeuring van Warehouse Hotel B.V.

12. Business and Event Bookings

The same Terms apply to business bookings, brand activations, and events. These must be arranged directly with our events team at lotte@thewarehousegroup.nl.

13. Force Majeure

Warehouse Hotel B.V. cannot be held liable for cancellations or disruptions caused by circumstances beyond its control, including but not limited to government restrictions, natural disasters, technical malfunctions, or strikes.

Dutch: In geval van overmacht kan Warehouse Hotel B.V. niet aansprakelijk worden gesteld voor schade of kosten voortvloeiend uit annuleringen of onderbrekingen.

14. Default and Legal Costs

In case of non-payment or breach of these Terms, all legal, administrative, and collection costs will be borne by the Guest, with a minimum of €250.

Dutch: In geval van wanbetaling of schending van deze voorwaarden zijn alle juridische en incassokosten volledig voor rekening van de huurder, met een minimum van €250.

15. Governing Law and Disputes

These Terms and Conditions are governed by Dutch law. Any disputes will be submitted exclusively to the competent court of Amsterdam, the Netherlands.

Dutch: Op deze voorwaarden is Nederlands recht van toepassing. Geschillen worden uitsluitend voorgelegd aan de rechtbank te Amsterdam.
